Gene Annotation tools?

Hi all,

I am looking for a user friendly tool to annotate bed files at gene regulatory regions in mouse and human. Also, it would be great if it can produce output which includes the information of gene and associated region as well i.e. promoter, exon, intron, enhancers, cpgi etc.

Any suggestion will be highly appreciated.
